For the diaspora building back home
Three thousand miles is not a reason to lose your money.
Most people who want to buy property in The Gambia never do. Not because they can’t afford it because they don’t know who to trust with the money once it leaves their account.
The part nobody tells you
Everyone shows you the house. Nobody shows you the risk.
We’re not going to pretend these things don’t happen. They happen constantly, to people who did everything they thought was right. Knowing them is how you avoid them.
The land was sold twice
Same plot, two buyers, two sets of paperwork that both look legitimate. Usually discovered years later, when someone else starts building on it.
Family handled it
Money sent to a relative to manage the purchase. No contract, no receipts, no clear ownership and no way to raise it without breaking the family.
Construction stopped
Deposit paid on an off-plan unit. Updates slow down, then stop entirely. Nobody is accountable, and nobody is on the ground to go and check.
The title was never transferred
The sale completed and the money cleared, but the transfer never did. On paper, the property still belongs to someone else entirely.
None of this happens because Gambia is a bad place to invest. It happens because nobody was standing on your side of the deal.
What we do
Already found something? Let us check it first.
You don’t have to buy through us to use us. If you’ve found a property yourself through an agent, a developer or family we’ll verify it before you send a single dalasi.
Property verification
Before you commit to anything, we find out whether what you’ve been shown is actually what’s being sold.
- Title searched and ownership traced
- Developer’s track record reviewed
- Site visited and photographed in person
- Written report with a clear recommendation
Filmed viewing
We go to the property and show you what it’s really like not the brochure version, the actual one.
- Live walkthrough so you direct the camera
- The street, the neighbours, the surroundings
- Water, power and road access checked
- Full recording sent to you afterwards
Purchase management
We handle the buying process end to end from the UK side, so there’s always someone accountable.
- Contract reviewed and explained plainly
- Payments structured, staged and receipted
- Title transfer tracked to completion
- Monthly photo updates on construction
Verified listings
A shortlist of properties we’ve checked ourselves, with real prices, real timelines and the verification report attached to each one. Released to the early access list first.
A verification costs a fraction of what a bad purchase costs. That’s the entire argument.
Tell us what you’ve foundSend us the property and we’ll tell you honestly whether it’s worth checking properly.
Most verifications take 7 to 10 working days and are quoted before any work starts. You’ll have the number within 24 hours.
How we work
Five steps. You see evidence at every one.
No money moves until you’ve seen what you’re buying and who you’re buying it from. That’s the whole difference.
We work out what you’re actually buying for
Retirement home, rental income, land to build on later, or somewhere for family. Each one points to a completely different property. Most people skip this step and end up with the wrong thing.
We verify it before you ever see it
Title checked at the Lands Registry, ownership traced, developer’s track record reviewed, site visited in person. If a property doesn’t clear this, it never reaches you.
You see it properly, from where you are
A filmed walkthrough of the actual unit and the actual street not renders, not the brochure. Done live so you can tell us where to point the camera and what to check.
You buy with the paperwork in front of you
Contract reviewed and explained in plain terms before you sign anything. Payments structured, documented and receipted at every stage. Nothing sent on trust alone.
Somebody stays on it after you’ve paid
Construction photographed monthly. Title transfer tracked all the way to completion. You get updates whether or not you chase us for them that’s the point.
Every step exists because somebody got burned at that exact point.

Where we’re sourcing
Six areas. Every property verified before you see it.
We’re checking titles, visiting sites and reviewing developers across the coastal belt right now. Nothing goes on this site until it clears.
Senegambia
Kololi · Coastal strip
The busiest stretch of the coast and the most established. Hotels, restaurants and year-round tourist footfall, which makes short-let demand consistent rather than seasonal.
Best forRental income and resale liquidity
Bijilo
Coastal · Forest Park
Quieter than Senegambia but a few minutes from it, backing onto Bijilo Forest Park. Where most of the newer upmarket residential development has been going up.
Best forModern build quality and long-term value
Brufut Heights
Elevated · Ocean facing
Sits higher than the rest of the coastal belt, so the plots hold genuine ocean views. Gated estates and larger builds the premium end of the Gambian market.
Best forRetirement homes and family properties
Brusubi
Planned estate · Inland
Laid out as a planned residential area rather than growing organically, which means clearer plot boundaries and better road access. Long been a diaspora favourite for exactly that reason.
Best forBuying land to build on
Kerr Serign
Residential · Near Bijilo
Quiet, settled and close enough to the coast to matter. Attracts people who want somewhere to actually live rather than a rental unit which keeps the area stable.
Best forLiving there yourself
Tanji & Sanyang
Southern coast · Emerging
Further down the coast and still early. Entry prices are lower than the developed belt, and the road infrastructure heading south is where the next wave of growth is expected.
Best forGetting in before the area moves
Properties are released to the list before they go public.
When a property clears verification, the people on our early access list see it first with the title check, the site photos and the honest assessment attached. No mass emails, no pressure.

Who’s behind this
We did this ourselves first. That’s the whole reason it exists.
We bought property in The Gambia from the UK. We know exactly what it feels like to send money 3,000 miles and then wait.
The deposit. The distance. The months where you’re not sure what’s happening with something you’ve already paid for, and you don’t want to keep asking in case it looks like you don’t trust anyone.
We had advantages most buyers don’t. We’re Gambian. We had people on the ground. We knew which questions to ask and who to ask them to.
Most of the diaspora has none of that. They’ve got the money, they’ve got the intention, and they’ve got a cousin’s friend who says he knows a guy. That’s the entire reason people who want to invest back home never actually do it.
BuildSoWell exists to close that gap so buying in The Gambia works the way buying property anywhere should. With verification, documentation, and somebody accountable from the first conversation to the day the title is in your name.

That’s the whole first conversation. We’ll tell you honestly what’s realistic, what it costs, and whether now is the right time even if the answer is no.
