Property verification
Before you commit to anything, we find out whether what you’ve been shown is actually what’s being sold and whether the person selling it has the right to.
- Title search at the Lands Registry, tracing ownership back through the chain
- Encumbrance check outstanding claims, disputes or charges against the land
- Developer review what they’ve completed before, and what they didn’t
- Site visit in person, photographed and dated, with boundaries checked against the plan
- Written report with a clear recommendation: proceed, proceed with conditions, or walk away
What you get A written report you can act on, usually within 7–10 working days. If we tell you to walk away, we’ll tell you exactly why in writing, so you can show anyone who disagrees.

Filmed viewing
Renders and brochure photos are marketing. We go to the property and show you what’s actually there including the things an agent wouldn’t point a camera at.
- Live walkthrough on a video call, so you tell us where to point the camera
- The surroundings the street, the neighbours, what’s being built next door
- Utilities checked water pressure, power supply, road access in rainy season
- Build quality filmed close up: finishes, plumbing, drainage, cracks if there are any
- Full recording sent afterwards so you can rewatch it or show family
What you get A live call at a time that works in your timezone, plus the full recording. Most people watch it twice once with us, once on their own with the sound up.

Purchase management
The full process handled from the UK side, so there is always one person accountable for where things stand and you never have to chase a WhatsApp group for an answer.
- Contract reviewed and explained in plain terms before you sign anything
- Payments staged against milestones, never paid in full up front, all receipted

- Title transfer tracked through the registry until it’s actually in your name

A title check on a plot in Brusubi is not the same job as verifying an off-plan development in Bijilo. We look at what’s actually involved, then tell you the number before we start anything.

Why The Gambia
A market where foreigners can actually own the land.
Across much of West Africa, foreign buyers get long leases and complicated structures. The Gambia is one of the places where you can hold the freehold outright, in your own name, under a legal system that reads in English.
The legal position
Four things that make this workable for a foreign buyer.
Not marketing claims — the structural reasons The Gambia is easier to buy into than most of the region.
You own it outright
Foreign nationals can hold freehold title in The Gambia not a 99-year lease, not through a local nominee, not via a company structure you don’t control. The property is registered in your name.
Contracts you can actually read
English is the official language and the legal system is built on English common law. Deeds, contracts and registry documents are in English which matters enormously when you’re reviewing them from another country.
Prices that still make sense
Coastal property in The Gambia remains a fraction of comparable markets in Europe or the Gulf. The gap is closing as the coastal belt develops which is the entire argument for looking now rather than later.
Close enough to visit
A direct flight from London gets you there in around six hours, in the same timezone as the UK for much of the year. Close enough that seeing the property yourself is realistic, not an expedition.

Land records aren’t fully digitised
Verifying a title often means someone physically attending the registry and working through paper records. It takes longer than a UK search and it can’t be rushed from abroad.
Informal sales are common
A great deal of land changes hands on handshakes and family arrangements that were never formally registered. That’s exactly how the same plot ends up sold twice.
Building timelines slip
Rainy season, material supply and financing all affect off-plan construction. Eighteen months quoted can become considerably longer without anyone acting in bad faith.
None of this makes The Gambia a bad place to invest. It makes it a place where the verification step matters more than it would somewhere with a fully digitised registry which is precisely the job we do.
