BuildSoWell exists because buying property in The Gambia from abroad is harder than it should be and because the people who make it hard are rarely the ones who pay for it.
There is nothing wrong with the Gambian property market that proper verification wouldn’t fix.
The land is real. The legal framework works. Foreign nationals can genuinely own freehold. The flights are short and the language is English.
What’s missing is the layer that exists everywhere else without anyone thinking about it somebody standing on the buyer’s side, checking what they’ve been told, and staying accountable after the money moves.
That layer is the whole business. Not listings. Not marketing. The unglamorous work of confirming that a property is what it says it is, and that the person selling it has the right to.
The company behind it
BuildSoWell is built and run by 99toAI.
Every system holding this together the verification tracking, the client updates, the automated follow-up was built by our own AI automation agency. Not bought in, not outsourced.
A property business is really an information business wearing a different coat.
99toAI is an AI automation agency based in Leeds. We build systems for estate agents, letting agents, brokers and clinics lead reactivation, automated follow-up, compliance tracking, and internal dashboards that tell an owner what’s actually happening in their business.
BuildSoWell started as a property venture and quickly became the hardest test of that work. Verification records that can’t go missing. Clients three thousand miles away who need updating without chasing. Build progress tracked across months. Exactly the kind of problem 99toAI exists to solve except this time the client was us.
Which means the operational side of BuildSoWell isn’t a spreadsheet and good intentions. It’s the same infrastructure we install for agencies across the UK, running on our own business first.

The reason we can promise the same level of checking on the fiftieth purchase as the first is that most of the tracking doesn’t depend on somebody remembering to do it.
How this started
It started with our own purchase.
Not with a business plan. With a deposit, a long wait, and a growing realisation that the hardest part of buying property in The Gambia has nothing to do with the property.
FIRST
We went home to buy
Like a lot of the diaspora, the plan had been sitting there for years before it turned into anything. Somewhere back home. Something for the family. A place to eventually be.
The trip happened. The property was found. The deposit went across. And then we came back to the UK, and everything that had felt straightforward while standing on the plot started to feel very different from three thousand miles away.
THEN
Then came the waiting
Not dramatic. Nothing went obviously wrong. Just months where you’re not entirely certain what’s happening with something you’ve already paid a significant amount of money towards.
You don’t want to keep asking, because asking repeatedly feels like accusing. So you don’t ask. And the not asking is exactly how people end up finding out about a problem two years after it started.
THE REALISATION
We had advantages most buyers don’t
We’re Gambian. We had people on the ground. We knew who to call, what to ask, and when an answer wasn’t really an answer.
And it was still difficult. Which raised an obvious question what happens to everyone attempting this without any of that? The answer, once we started asking around, was that most of them simply never try. The money stays in a UK account and the plan stays a plan.
THEN WE KEPT HEARING IT
Everyone had a version of the same story
Once we started talking about it, the stories came out. The plot that turned out to belong to someone else. The relative who was handling it. The building that stopped halfway. The title that never transferred.
Not rare stories. Common ones told quietly, often years later, usually with a note of embarrassment that shouldn’t have been there. None of these people were careless. They just didn’t know which specific things to check.
SO WE BUILT IT
BuildSoWell is the missing layer
Not an estate agency. Not a listings site. The verification layer that exists as standard in the UK and simply doesn’t in most of West Africa someone independent, standing on the buyer’s side, checking what they’ve been told before the money moves.
Everything we do follows from that. If a property doesn’t clear verification, we say so and you don’t buy it. That’s not a limitation of the service. That is the service.
We’re not building this because we spotted a gap in a market. We’re building it because we went through it ourselves and it shouldn’t have been that hard.
Who “we” is
You should know who you’re dealing with.
If we’re asking you to trust us with a six-figure decision, the least we can do is put a name to it.
I’m Gambian, based in Leeds. I bought property in The Gambia from the UK: the deposit, the distance, the months of not knowing what was happening with something I’d already paid for. BuildSoWell exists because that was harder than it should have been.
I also run 99toAI, an AI automation agency here in the UK. We build the systems that keep businesses from dropping things: lead handling, follow-up, compliance tracking, internal dashboards. Everything operational behind BuildSoWell was built there.
Which means when this site says “we’ll photograph the site monthly whether or not you chase us”, that isn’t a promise resting on me remembering. It’s a system, built by the company I run, that chases me instead.

Tell people the risk first
Every other site selling Gambian property leads with the beach and the price. We lead with the four ways people lose their money, because that’s the information a buyer actually needs before anything else.
A buyer who understands the risk makes better decisions including, sometimes, the decision not to buy at all.
