Company check

Registration, directors, years trading, and what you’ve completed before. We go and look at a finished project. If you’ve built well, this is the part that helps you most.

Title on the property

Registered in your name, unencumbered, clean chain of ownership. Standard registry work the same check a UK solicitor runs on any purchase.

Plans and permits

Approved drawings and the permissions that go with them. For off-plan, the build stage confirmed against what’s being advertised.

Site visit

We attend, photograph and date it. Boundaries checked against the plan. Your renders stay your renders our photos sit alongside as independent confirmation it exists as described.

Terms in writing

Price, payment structure, and what happens if a buyer withdraws. Written down once so nobody argues about it later.

If something isn’t in order, we will say so.

We won’t list a property that doesn’t clear. Not for a friend, not for a fee, not because we need the sale that month.

That has to be true or the whole thing is worthless. The reason a diaspora buyer trusts a verified listing is that they believe we’d have refused it. The first time we pass something we shouldn’t have, that belief is gone and so is the value to every developer we work with.

In practice: if the title isn’t clean, if the permits aren’t there, if a previous project was abandoned we’ll tell you what we found and we won’t list it. You get the findings in writing either way, which is often useful in itself.

Most developers we speak to are fine. The paperwork is usually in order and the check simply confirms it. But if you already know something is unresolved, it’s worth sorting before you come to us rather than after.
